MXD was commissioned by the project architect to examine the impact
of a multi-family design scheme inclusive of graduate student housing
for the historically African-American Washington Park neighborhood
in Atlanta.

The initial design program consisted of 78/3-bedroom fee-simple
townhouses, 90 apartments for graduate students, 2,000 square feet of
retail space, club house (accessible to local community residents), and
a child care facility. Three strong marketable features of the site and
neighborhood were also identified:

Proximity to Washington Park and its tennis center,
2) A MARTA rail and bus station (Ashby Street Station) adjacent to the site, and
3) The Atlanta University Complex is in walking distance to the site.

In looking at the environmental impact of the proposed development
we identified the following benefits to the community and the City of
Atlanta:

TO THE EXISTING NEIGHBORHOOD:
• Security added to Washington Park (visual access from new townhouses).
• More families added to the neighborhood.
• Graduate and post graduate (Ph.D.) student young families.
• Child care facility.
• Community grocery store.
• Increased local property values.
• Income diversity in the area:
- upper middle income.
- upper income.

TO THE CITY OF ATLANTA:
• Increase in the tax base.
• Increase in MARTA ridership.
• Revitalization of intown housing.
• Local economic development opportunities.
