MIXED USE DEVELOPMENT MASTER PLAN

Carlton Centre was conceived by the developer to be an
upscale Mixed-Use Development (MXD) in the heart of
Troy, Michigan.


MXD was responsible for master planning the 10 acre
site to support 800 units of high-rise luxury
condominiums and 300 hotel rooms with 20,000 sq. ft.
of related amenities, 250,000 sq. ft. of retail/entertainment
space, and 100,000 sq. ft. of office space and parking for
2,200 cars.

 
The zoning ordinance required a retention pond on the site
for temporary rain water storage, so as not to over burden
the existing storm water system. This challenge provided
MXD the opportunity to design within the complex a four
acre lake with recirculating fountains.

This design solution would solve the functional zoning
requirement while providing future residents, guests,
and office workers with a spectacular amenity.

The estimated development cost for this project was
$210 million.
